Why annual servicing isn’t optional

Annual gas boiler servicing is a legal obligation in Spain under RITE (Reglamento de Instalaciones Térmicas en los Edificios). It’s not bureaucratic paperwork or a commercial suggestion. It’s the technical inspection that verifies your boiler operates within safe, efficient parameters and doesn’t pose a risk to your home or neighbours. Without a current certificate, your home insurer can refuse to cover any boiler-related incident. The financial consequences of an uninsured accident can be serious.

The real risks that annual servicing catches are several. Microscopic gas leak that only shows under extreme conditions. Heat exchanger with fine cracks letting combustion gases pass into the hot-water circuit. Miscalibrated safety valve that fails to open on overpressure. Soot build-up in the burner cutting efficiency and raising emissions. Worn thermocouple that doesn’t shut off gas when the flame goes out. Any of these, ignored for years, can lead to indoor carbon monoxide, gas leaks or tank rupture.

What a full annual service covers

The process takes around 90 minutes on a standard domestic boiler. We start by shutting off the gas and removing the cover to access the interior. Burner and heat-exchanger cleaning with metal brush and vacuum to remove soot and combustion residues built up over the year. Ignition and detection electrodes verified, replaced if worn. Visual check of seals and pipework looking for corrosion.

After reassembly and gas reconnection, we verify joint tightness with an electronic leak detector. We fire up the boiler and connect the electronic combustion analyser: we measure CO (must be below 100 ppm), CO2 (8-11% by gas type), residual oxygen and real efficiency. Heating-circuit pressure check (must be 1-1.5 bar cold) and DHW pressure. Safety valve manually tested for opening. Finally, on modern boilers we read error codes stored in the electronics to spot intermittent faults the client may not have reported.

The official RITE certificate

At the end, we hand over the official certificate signed by an authorised installer registered with the Comunidad Valenciana. The document details every measured parameter, work done, date and next mandatory review. This is what the insurer requires up to date. Keep it together with the original install invoice and the boiler manual in an accessible folder for incidents or property sale.

Annual maintenance contract clients also get a technical report with observations for next season: parts to consider replacing, usage recommendations, next-visit calendar.

When to schedule

Best timing is October or early November, right before the first big heat-up of the season. That avoids being caught with heating in heavy use when something turns up in the inspection. It also avoids the classic November bottleneck when everyone’s heating doesn’t fire up.

Annual contract clients are auto-scheduled in September-October with a one-week reminder. Avoids forgetting and keeps continuous legal cover year on year without interruption.
