Few days a year, but you have to be ready
The Costa Blanca has a reputation for mild winters, and it’s true. But there’s a long six weeks, between mid-December and late January, when the poorly-insulated houses that dominate Torrevieja, Orihuela Costa and Pilar de la Horadada become uncomfortable. Double hollow brick walls with no insulation cavity, high ceilings in older flats, and large glazed surfaces in urbanisations create a chill that surprises newcomers.
The classic problem hits when you fire up the boiler or underfloor heating after eight months idle and nothing happens. Pump seized, expansion vessel pressure gone, thermostat reset to default. We see it every November.
What we do

Mandatory annual gas boiler service: combustion check with analyser, safety valve test, heat exchanger clean and the official certificate. Without it, in case of an incident the insurer can refuse to cover.
Programmable and phone-connected thermostats like Tado, Nest or Honeywell, installation and setup. For holiday rentals it saves serious money: switch the heating off remotely when guests check out.
What heating in this region looks like
Lots of property here was built for the high season, summer. Minimal insulation, single-pane windows, sometimes no boiler at all and replaced by cheap electric radiators in each room. Once the westerly wind shows up and night temperatures drop to 8 °C, those electric radiators burn a fortune and still leave the house cold.
In the 80s-90s urbanisations the boiler is almost always in the kitchen or utility room with a forced flue out of the window. If the boiler is over 12-15 years old and still atmospheric, replacement with a condensing model is worth considering: 25-30% gas saving and many community bylaws now require the upgrade at next renovation.
For inland detached houses, Crevillente, Aspe, Catral, Almoradí, we’re fitting more and more aerothermal systems. It’s essentially a heat pump giving heating, cooling and hot water from a single unit. With the Costa Blanca’s mild temperatures it performs exceptionally well.
Certified pros, no improvisation
Gas work in Spain requires the RITE certificate and a registered owner. For installation overhauls, an official boletín on top. We only work with technicians who hold both. Improvising on gas is dangerous: a poorly-tightened joint, a badly-sized flue, and you’ve got carbon monoxide indoors.
Boiler servicing is done by the same technician who would handle a serious breakdown later, meaning they know the installation. The difference vs a one-shot insurance call-out shows in lifespan. A properly maintained boiler runs 18-20 years. A neglected one fails at 8.

Yes, for gas boilers in Spain it’s required by RITE regulations. The check covers combustion, safety valve and the official certificate. Without it the insurer can refuse to cover an incident.
