Between two seasons, there’s a week to make it look new
If you manage a holiday rental in Torrevieja, La Mata or Punta Prima, you know that window well. Last summer guest checks out, the first low-season tenant moves in, and between them you have a real six or seven days to repaint scuffed walls, touch up skirting, replace yellow silicone in the bathroom and get the kitchen photo-ready again. We work to that format, small crews who turn up, do what’s needed and leave the same day or the next.
We also get owners who haven’t painted the place they live in for eight years and discover what difference a fresh white in the living room makes. It happens more often than you’d think. Mediterranean light is brutal on walls.
What we do
Matt and satin emulsion indoors, synthetic enamel on doors and skirting, textured ceiling paint where the client wants to keep the original look, single-coat exterior on facades, and elastic coatings on walls with structural cracks. We use pro brands like Procolor, Tollens, Bruguer and Titan according to surface.
Masonry work: bathroom and kitchen tiling, demolition of non-load-bearing walls for small renovations, raising partitions, plastering and gypsum work, plasterboard ceilings with integrated lighting, and prep work, filling and repairing walls before painting.
Damp treatment is its own chapter. The Costa Blanca has serious problems with rising damp on ground floors and seepage on flat roofs. We apply waterproof renders, chemical injections to block rising damp and breathable coatings that let walls breathe without paint flaking off.
What the region teaches us
Strong constant sun cooks any exterior paint that isn’t specifically UV-resistant. Cheap whites yellow inside a year and intense colours fade. For terraces and facades we use UV-filtered paints with 8-10 year warranty, not the budget options that survive three summers.
Salt air, especially first-row coastal, gets into outer walls. The white efflorescence you see under the coating is salts rising with damp. Painting over without treating the source is wasted time and money, the new paint flakes in 6-8 months. Correct process: scour, neutralise the salts with specific chemicals, then apply the paint system.
The classic 80s apartment kitchens have small dark tiles that age badly. Replacing the lot is a serious project. An alternative that’s working well is painting the tiles with specific tile enamels after sanding and priming. It holds up perfectly for 5-7 years with normal use and costs a tenth of replacing the tiling.
Proper crews, not lone tradesmen who vanish
The painting and masonry sector suffers from one-shot operators who take the job, slap on two coats and disappear. Finish quality shows after a month, not on day one. Bad paint shows in invisible runs that catch the side light, denser patches, edges cut badly with masking tape.

A standard 12-15 m² room, ceiling, walls and skirting, runs 220-380 euros with materials. A full 80-100 m² home, 1,400-2,400 euros with two coats and mid-to-high range materials. Exterior facade paint on a small detached house, 1,800-3,500 euros depending on height, surface state and paint type.
Full 6 m² bathroom retiling with mid-range tiles, 1,600-2,800 euros including labour. Rising damp treatment on a 4-metre wall, 600-1,100 euros. Plasterboard ceiling in a 12 m² room with integrated LED lights, 700-1,200 euros.
