Why exterior paint lasts so little on the Costa Blanca
If you’ve bought a property here and see the facade or terrace with yellowed, peeling or whitish-stained paint, it’s not the original paint quality but the unique exposure conditions. The Costa Blanca combines four factors that destroy standard exterior paint: intense constant sun with over 300 days a year of direct UV radiation, marine salt that deposits on surfaces near the coast, rare but torrential rains that strip layers, and Saharan dust that embeds between pigments. A budget UV-resistant white paint lasts three summers in these conditions. A specific coastal-climate paint with reinforced UV filter holds 8-10 years looking good.
The most common mistake is repainting facades with interior paint or cheap large-format exterior paint. It works the first year but degrades visibly the second. You have to invest in specific exterior paint with acrylic or siloxane resins, quality UV filter and impact resistance. Cost difference per litre between cheap and pro is relatively small, but durability gain is large.
The right facade repainting process
First step is substrate diagnosis. If existing paint is well adhered, we paint over it. If peeling, we strip it fully with scraper and sander, leaving the substrate clean. If there are structural (not surface) cracks, we treat them with elastic compound that follows small building movements without re-cracking. If there are salt stains or white efflorescence, we descale with specific chemicals and neutralise before painting.
Second step is priming. We apply a specific sealing primer that penetrates the substrate and creates a uniform adhesion base for the topcoat. Without proper primer, topcoat may not adhere well and peel soon. The step most often skipped on rushed repaints, the one with most impact on lifespan.
Third step is topcoat application. For large facades we use airless sprayers for fast uniform finish. For terraces and detail areas, quality roller. We always apply two crossed coats (first vertical, second horizontal) to ensure uniform coverage with no marks.
Salt and damp treatment
Front-row coastal homes have specific issues requiring extra treatment. Salt deposits on the wall and, with damp, migrates into the substrate. When you paint over, salts keep their path and peel new paint within months. The fix is washing with specific chemicals before painting, neutralisation and application of siloxane-type paint that lets the wall breathe without letting water in.
Damp from leaks needs additional treatment. Water entering from the roof, fix the roof first. Rising damp from the floor, needs chemical barrier injection. Painting over without treating the source is always money down the drain.
Working at height
For facades up to second floor we use our own elevated platform. For taller buildings we partner with certified rope-access specialists who hang from the roof in harness and paint as they descend. The standard method for 3-5 floor community buildings on the Costa Blanca. For 2-storey single villas with good access, conventional scaffold is most practical.
