Why leaks need fast repair

A small leak in a concealed pipe can look minor on a Monday morning, but ignored for four days the damage to the cabinet, the floor and the wall can cost ten times the original repair. We see it every week in Torrevieja, Orihuela Costa, Guardamar.

The other underestimated cost is the water bill. A 1 mm leak can lose 30-40 litres per hour continuously. Over a month that’s 25 cubic metres of water lost into the wall, 50-90 euros extra on the local utility bill for water you never used.

Types of leaks we repair

Visible copper pipework in kitchens and bathrooms, flexible connections under sinks and basins, dripping taps and mixers, isolation valves leaking through the gland, soil pipes seeping at joints, water meters leaking through the stop tap, internal leaks inside boilers and water heaters, and poorly insulated communal storage tanks.

The most complex case, and what we’re called for most, is a leak in a pipe embedded in a wall or floor. Without proper detection equipment the only way to find it is to dig metre by metre, destroying the surface. With acoustic detection, a professional probe listens for the specific sound of water escaping under pressure and locates it within 30-50 cm. That means we open a 40×40 cm square instead of three metres of wall.

The detection process

Before anything is opened, the plumber runs a three-stage diagnosis. First, a pressure test: every consumption point closed, then verify whether the meter is still running. If it’s running with everything off, there’s a leak in the system. Second, visual and thermal inspection with infrared camera, which picks up cold or hot anomalies in walls and floors. Third, acoustic probe to pinpoint exact location.

The full location process takes 30-90 minutes depending on installation complexity. Repair time depends on pipework type: soldered copper, press-fit multi-layer, PER with mechanical fittings. In 80% of cases the whole intervention (location + repair + final test) is done in a 2-3 hour visit.

What the Costa Blanca teaches us about leaks

Water hardness in this region is very high. Limescale crystallises at the weakest joints in the system, especially at copper elbows and tees soldered without proper flux. We see it most in 80s-90s blocks in Torrevieja and Punta Prima where the original installations have never been reviewed. The fix isn’t just the visible leak, we always recommend checking the surrounding joints because they’re usually in similar shape.

Another common pattern: leaks appearing in the first month after returning to a property after the off-season. Pipework idle for months goes through thermal cycles, and re-pressurising the system reveals the accumulated weaknesses. If you’ve left the house closed four or five months, the first re-opening should be done slowly with the meter watched.
