Pre-season tune-up checklist

For non-resident owners and holiday rental managers, the inspection before high season is the most cost-effective way to avoid emergencies in the critical summer months. A fault found in May costs a tenth of what it costs to fix with a guest in residence in August, when every technician is overloaded.

Key checklist points include: AC test with full power-up and cold test on every split, filter cleaning, drain tray emptying and rated electrical consumption check. Water heater or boiler check with full ignition and pressure test. Water pressure check at every tap and drain run free of blockages. Switchboard test with each RCD tripped and reset, lighting check in every room, socket test with electrical tester. Lock, hinge and window-closure check. Mosquito net and blind condition.

Also visual check of walls and ceilings for damp stains, new cracks or signs of leaks that may have appeared during the off-season. In coastal zones, specific check of balconies and external terraces looking for railing corrosion, exterior tile deterioration and drain condition to avoid flooding in heavy autumn rains.

Post-season checklist

Once summer ends and the last guest leaves, the post-season inspection documents the actual state of the home after months of intensive use. It’s what stops small problems accumulating into big ones during the inactive months.

Key points: appliance condition after intensive use (washer, dishwasher, fridge, oven, microwave), bathroom and kitchen silicone joint check (usually need renewal after a rental season), kitchen mechanism check (doors, drawers, hinges) which may have been knocked, paint and wall assessment for touch-ups before the off-season, and exterior check after possible late storms.

For homes empty October to March, the inspection also includes the technical close-down: closing main water valves where freeze risk is low (rare on the coast), water heater drain if the home is empty more than three months, AC tray emptying and switch-off, smoke and CO detector check if fitted.

Coordinating with holiday rental managers

We work with several holiday rental managers in Torrevieja, Orihuela Costa, Guardamar and La Zenia. The usual setup is an annual maintenance contract with two scheduled visits (pre and post-season) plus emergency response during the rest of the year at preferred rates.

For owner-managed properties, we offer the same service adapted. The difference is dates are coordinated directly with you, usually 1-2 months ahead to secure availability in peak periods like Easter and June.

Recommended inspection frequency

For year-round occupied homes, one light annual inspection is enough to catch problems early. For second homes used only in summer, two visits a year (pre and post). For intensive holiday rentals, in addition to the two annual visits a quick check every 3-4 months during active season anticipates small wear issues.
