The 10 most frequent repairs in Costa Blanca apartments
After thousands of visits, we see the same problems recur in 80s, 90s and 2000s blocks dominating the area. Listing them helps you identify pending tasks and group them into one visit instead of three calls.
First, small holes in walls left by old drill bits or anchors that have come out. Filled with specific compound, sanded and repainted to match. Second, fine cracks in walls and ceilings from thermal expansion, especially in Torrevieja zones with sharp summer-winter swings. Sealed with elastic compound and repainted. Third, yellowed or cracked silicone joints on baths, showers and kitchen worktops. Old silicone fully removed, substrate disinfected, fresh fungicidal silicone applied. Professional finish, not the marked mess from a DIY attempt.
Fourth, door hinges that drag the floor or don’t close right because wood swelled with humidity. Hinge adjusted or replaced and wood lightly trimmed if needed. Fifth, loose or broken door and window handles. Replaced with compatible new ones. Sixth, skirting boards loose or knocked. Refixed with nails and filler, or whole sections replaced. Seventh, blinds that are hard to raise or jam. Box cleaned, mechanism lubricated, tape adjusted. Eighth, broken or detached mosquito nets. Mesh or whole frame replaced as needed. Ninth, windows and doors with faulty closures. Mechanism adjusted or replaced. Tenth, shower heads and aerators clogged with limescale. Removed, soaked in vinegar, refitted.
The difference between a small repair and building work
A small repair is done by a professional handyman in one or two visits. Hands-on work, standard materials, no specialist trades involved, finished in hours. Building work involves several trades coordinated (builder, plumber, electrician, tiler, painter), permits in some cases, days or weeks, and normally a higher cost.
The dividing line is reasonably clear. If the job doesn’t mean breaking into hidden services, doesn’t need wall openings beyond a few centimetres, doesn’t need a boletín or licence, and a single tradesman with standard tools resolves it, it’s a small repair. Anything else is building work and we hand off to a specialist team.
Common materials in homes here
70s-80s homes have double hollow brick walls with a cavity, original terrazzo or later ceramic tile floors, and solid timber interior carpentry painted or varnished. Electrical fittings tend to be Spanish mid-low BJC or Simon. Exterior doors are mostly anodised aluminium.
Post-2000 homes have perforated brick with plaster, larger porcelain tiling, MDF lacquer or melamine interior carpentry, and modern flush wall fittings. Exterior doors are thermal-break aluminium. We tailor materials and technique for each type.

FAQ
Do you need a site visit for small repairs?
For one specific task, not always. For several or if scope is unclear, yes, we do a quick visit and give a fixed all-in quote.
How many tasks fit in one visit?
Usually 5-10 small tasks in a 4-6 hour day. More than that we split into two visits so the handyman works fresh and well.
Do you bring materials?
Yes. Common materials (filler, silicone, screws, fixings) ride in the van. If something special is needed, we tell you first.
Do you paint after patching holes?
Yes, touch-up over the repaired area using your existing paint or close colour match if you don’t have any. Whole-room repaints are separate.
Do you work weekends?
Yes, Saturdays at no surcharge during the day. Sundays and holidays carry a surcharge we tell you about before confirming.
